I thought it would be a good time to check in with Pat Swanson VP at Colliers International whose team covers SoCal Multifamily real estate, mainly OC and LA counties.
His team has closed 44 transactions in the last 12 months and he, as always, will come with hard data on market trends and where the market is shifting.
With interest rates 1% higher than last summer and cap rates compressing this should be creating softness or even slight price reductions which tends to be a downhill self-fulfilling event, BUT to balance that out the moratorium has been lifted and ADUs are coming to market there might just be a little more upside before the peak…
Is he seeing a lot of ADUs in multifamily, is that helping the cash flow and values as we would expect? Is the new statewide rent control affecting values?
Will he agree? Does the Data Agree with dire predictions?
