2 days of jam packed scouting of 15-25 properties that fit the participants goals. So if we have people on the trip that are looking for multi-family we target that. If we have people looking for student housing, flips, or single family investments, we packed the 2 days with those assets. Meeting the property manager, the banker and GC are often part of the trip as well. Meet the players before you buy!

While we are there, we treat you to a celebration dinner and you can enjoy the city, and it is all a write off (check with your CPA if this applies to you).

What is a Go See trip /Travel and Invest?

My Cash Flow Academy believes that one of the barriers to investing out of state is not knowing what it “looks like”.

We created the Go See Travel and Invest trips for people who want to invest out of state but just don’t know how and therefore freeze as soon as they think of doing it. These are 3 day trips to cities where we have teams built and where there is a good ROI and lots of opportunities. This is a structured pace of 2 days of getting to know the neighborhoods ABand C, the potential for growth, the different assets classes (SFR flip opportunity, multi-families etc) . these trips are tailored to the investing needs of the participants and therefore are different each time. We are guiding by our local team and often meet the property mgr, the lender(s) that help you in seeing a good deal from a bad one from their different perspectives. These trips started as a “hey I’m going to scout property to invest in, wanna tag along?” to now one of our most popular programs.

Maybe you heard of a great deal in Anytown middle America but passed cause you though I have never been there, don’t know anyone there etc.

Maybe you tried researching investments online? Whether it’s due diligence, knowing what a neighborhood is like, or the quality of the asset there is only so much you can do online. Our experience is that once an investor can see for his or her own eyes they are much more confident in purchasing assets out of their home state.

Add to that, meeting with and  being guided by the very team members you will be working with, and these trips are worth their weight in gold. You gain confidence but you also avoid the biggest pitfalls of investing out of town or out of state – buying in the wrong part of town whether it’s buying in a D neighborhood thinking it’s a C neighborhood or missing out on a gem in an up and coming area. Or trusting the wrong person or company and buying a bad asset.

Past trips include, Indianapolis, Pittsburgh, almost all of Florida, New Orleans post Katrina, DFW before the stadium was built, etc.
